Longtime Arlington real estate agent is honored

After serving the real estate community for 40 years, Coy Garrett in Arlington has been awarded the prestigious Realtor Emeritus honor by the National Association of Realtors.

“We are keenly aware that the long and faithful service, for which you are being honored, reflects myriad efforts and activities on behalf of the Association of Associations of Realtors, of which you have been a member,” the organization wrote Garrett.

777 Main gains Texas

Crescent Real Estate Holdings’ 777 Main has a new tenant. Rising Roll Gourmet has leased 1,162 square feet for a new deli, its first Texas location.

John Zogg, managing director of leasing for Crescent, and Whit Kelly, who represented 777 Main owner MS Crescent One SPV, said transactions have been busy in recent months with a number of new leases, renewals and expansions totaling 133,425 square feet.

“The rebranding of 777 Main along with building improvements, as well as a refurbished outdoor focus on Grace Restaurant’s sidewalk patio, is creating a buzz for 777 Main in harmony with the excitement of Fort Worth’s Sundance Square,” Zogg said.

Rising Roll Gourmet began in Atlanta in 1996 and now has locations in five states.

UTA grad students win

real estate challenge

A team of graduate real estate students from the University of Texas at Arlington’s Fort Worth Center won the 2013 NAIOP Texas Shoot-Out Real Estate Challenge.

It is the first time a team from UT Arlington has won the eight-year-old competition.

The five-member team, consisting of students in the Master of Science Real Estate program, had 10 days to complete a comprehensive development plan for the newly proposed Dallas Midtown, formerly the Valley View Center in Dallas. It is now owned by Beck Ventures, which plans a redevelopment.

The team won $5,000 after presenting its ideas recently to the North Texas Chapter of the National Association of Industrial and Office Properties.

Mortgage delinquency

rate drops in area

The mortgage loan delinquency rate for the Fort Worth-Arlington area fell to 4.5 percent from 5.2 percent in February from a year ago, according to CoreLogic.

The delinquency rate is the percentage of loans more than 90 days late. The area includes Tarrant, Wise, Parker and Johnson counties.

In Texas, the delinquency rate fell to 3.9 percent from 4.6 percent in February a year ago, CoreLogic said.

Nationwide, the rate fell to 6.1 percent from 7.1 percent.

2700 W. Seventh St., Fort Worth

VT West Seventh R.E. in Addison has bought a 1,584-square-foot building for a restaurant. Dick Myers with Coldwell Banker Commercial Searcy Vasseur Group represented the seller, an investment group. Michael Walters with Flacon Real Estate represented the buyer.

7101 Airport Freeway, Richland Hills

The Mercy Seat has bought the 5,868-square-foot Victory Assembly of God church, built in 1992. Gene Livens with Service Realty negotiated the deal.

6832 Boulevard 26, Richland Hills

Commercial Maintenance Group has bought an 1,800-square-foot building for its use. Mark Howe with Howe/Wood Co. represented the seller, Long’s Window Door. Mike McCoy with Prudential Worldwide represented the buyer.
